A property developer does not sell like a high-street shop. Schemes are marketed over months, sometimes years. A single buyer represents a very large sum. Buyers include first-time owners, families trading up, investors chasing yield, and overseas buyers purchasing off-plan without ever setting foot in the show flat. Almost all of them start online: a development, an area, a developer they can trust.
When a developer decides to invest in visibility with Traffic Engine, there are five plans to choose from. This guide helps you decide based on the size of your business, your ambition and the competition in your market, using only the prices published on the offer page. Figures below are in euros; the page shows the equivalent in your local currency.
What every plan has in common
Before comparing, here is what does not change. Every plan starts with a Visibility Audit at €690, fully deducted from the €1,500 one-time setup if you go ahead within 30 days. Every plan runs on a 12-month commitment with a measured review at three months. Every plan includes a dated report each week and results tracked in your own Search Console. And every plan carries the same guarantee: if what the plan includes is not live on time, the next month is free.
The difference between plans lies in the intensity of the work and in the position you hold within your sector.
Presence: the entry seat
Presence costs €1,100 a month, which comes to €1,500 + 12 × €1,100 = €14,700 over the first year. It provides steady baseline visibility, so your company exists when a buyer looks for a developer in your city.
It suits a developer who is starting out, marketing a single modest scheme, or wanting to test whether online buyers match their target market. It is less suited to someone who must sell a large number of units against a tight timeline, or who faces competitors that are already highly visible.
Think of it as a way to make sure that when an overseas buyer or a local family types your company name or your area into a search, they find a credible, current picture of who you are and what you are building, rather than nothing at all.
Momentum: the growth seat
Momentum costs €1,900 a month, or €1,500 + 12 × €1,900 = €24,300 in the first year. It is the most common choice. The effort is markedly stronger, which means covering your company, your schemes and the different buyer profiles: first-time buyers, investors, overseas purchasers.
It is the natural plan for an established developer with one or two schemes on the market who wants a steady flow of enquiries without relying solely on agents and property shows. Set against the value of a single sale, the question answers itself quickly: how many extra reservations over a year cover the effort? The calculator on the offer page works it out with your figures.
Flood: the intensive seat
Flood costs €3,500 a month, or €1,500 + 12 × €3,500 = €43,500 in the first year. It is the maximum effort available on a standard seat.
It is aimed at developers running several schemes in parallel, across several districts or cities, or wanting to establish themselves quickly as a reference against well-entrenched rivals. It only makes sense if your sales team can handle a larger flow of enquiries: strong visibility that attracts buyers nobody calls back is money wasted.
The exclusive plans: locking the sector
Kolonell caps each sector at 3 standard seats per area, each with its own positioning. The exclusive plans go further: no other developer in your area will be served for the full length of your commitment.
- Momentum Exclusive: €3,900 a month, or €1,500 + 12 × €3,900 = €48,300 in the first year.
- Flood Exclusive: €5,900 a month, or €1,500 + 12 × €5,900 = €72,300 in the first year.
Exclusivity can only be bought while the sector is empty: as soon as a first standard seat is signed, it is withdrawn. It makes sense for a developer competing head to head with rivals for the same buyers who does not want their partner defending those rivals' positions too. Our guide on sector exclusivity for a property developer explores that choice.
How to choose in practice
Three questions usually settle it.
- How big are you? A single modest scheme points to Presence. One or two schemes in active sales point to Momentum. Several schemes or several cities point to Flood.
- What is your ambition for the next 12 months? Keeping a steady flow and sharply accelerating reservations call for different levels of effort.
- How competitive is your area? If your direct rivals are already visible and the sector is still open, exclusivity deserves a look before another developer signs.
To place that spend within your overall budget, read our guide on the visibility budget for a property developer. If you are torn between two plans, the Visibility Audit gives you a reasoned recommendation, based on where you actually stand against other developers.
What Traffic Engine brings a developer
Traffic Engine is Kolonell's service for making your company and your schemes appear when buyers search for a home or a developer, on Google and in AI assistant answers, so that you receive qualified enquiries, including from overseas buyers. Kolonell applied the approach to its own website first, and the curves are published on the offer page. See the offer and check how many property development seats remain open in your area. For the reasoning behind those limits, see our guide on limited seats per sector.
