A real estate agency lives on two flows: owners who list a property or hand over its management, and people who want to buy or rent. Both now begin online. The landlord looking for someone to manage a block of flats, the relocating executive searching for a furnished apartment, the overseas buyer who wants a trustworthy agent before sending a deposit: each types a question, compares a few agencies and contacts the one that feels most credible.
Once an agency principal decides to work on visibility with Traffic Engine, the next question comes quickly: which plan? Presence, Momentum, Flood, or one of the two exclusive plans? This guide gives you a decision framework, using the prices on the offer page and nothing else. We quote them in US dollars here; the offer page also lists them in your own currency.
What every plan has in common
Before comparing, the foundation. Every plan starts the same way: a Visibility Audit at $750 (where you stand on Google and in AI assistants, how you compare with your sector, your potential and an action plan, delivered within 48 working hours), fully deducted from the setup if you start within 30 days. Then comes a one-off setup at $1,650, followed by a monthly fee on a 12 month commitment with a measured progress review at 3 months.
On every plan you receive a dated report each week, you follow results in your own Search Console, and the guarantee is identical: everything the plan includes goes live on schedule, otherwise the following month is free. What changes from plan to plan is the intensity of the work and the position you want to take in your market.
The three standard plans
| Plan | Positioning | Monthly |
|---|---|---|
| Presence | Entry seat, steady baseline visibility | $1,200 |
| Momentum | Growth seat, the most common choice | $2,100 |
| Flood | Intensive seat | $3,850 |
Presence: be found, and stop being absent
Presence suits a young agency or a small team that first needs to exist when someone searches for an agent in its area. It is the right call if your listings are still limited, if your team could not absorb a surge of viewings and valuations, or if your local market is not heavily contested online. The goal is simple: no longer missing when a landlord or a buyer looks for you.
Momentum: bring in new instructions every month
Momentum is the plan most agencies choose, because it fits an established firm that wants to grow. You have negotiators, a portfolio to keep moving and the appetite to receive regular enquiries from owners and buyers who had never heard of you. If you are torn between two plans, this is usually the one to start your thinking from.
Flood: take the lead in a crowded market
Flood is built for agencies in highly competitive markets, or those that want to cover several neighbourhoods, several property types (sales, lettings, property management, land) or several audiences, including overseas buyers. It is an intensive seat for an agency with the sales capacity to handle a high volume of enquiries and the ambition to become the name people think of first.
Exclusive plans: lock the sector
Kolonell limits each sector to 3 standard seats per area, so at most three agencies in a given city can work with Traffic Engine at the same time, each with its own positioning. The exclusive plans go further: no other agency in the vertical can sign in your area for the whole of your commitment.
- Momentum Exclusive: $4,250 a month, the intensity of Momentum with the sector locked.
- Flood Exclusive: $6,450 a month, the intensity of Flood with the sector locked.
One point matters more than any other: exclusivity can only be bought while the sector is empty. As soon as a first agency signs a standard seat in your area, the exclusive option is withdrawn. Our guides on sector exclusivity for a real estate agency and on limited seats per sector explain how this works.
A three-question decision framework
- What is your capacity? How many extra viewings, valuations and meetings can your team handle each month without service slipping? A two-person agency on Flood risks leaving enquiries unanswered, which is the same as losing them.
- What is your 12 month ambition? Hold your position, grow steadily, or become the reference agency in your city? Presence, Momentum and Flood match those three ambitions.
- How intense is the competition? If rival agencies already invest seriously online, or you worry that a competitor will take the lead, exclusivity deserves a close look while it is still available.
For most established agencies, the answer lands on Momentum. Smaller teams start on Presence. Flood and the exclusive plans are strategic choices, made when capacity and competition justify them.
Relate the price to one instruction
In real estate, a single client is often worth a great deal: a sales commission, a management contract that pays every month, a buyer who later becomes a landlord. Rather than judging a plan by its monthly fee, ask how many extra instructions over a year would cover it. The payback calculator on the offer page works this out from the value of a client to you, the plan you pick and the ramp-up over the first three months. For a wider view of budgeting, see our guide on what visibility budget a real estate agency should plan.
Your next step
You do not have to pick a plan blind. The Visibility Audit measures where you stand, where your competitors stand and what potential exists, then recommends the plan that fits. If an exclusive seat is still open in your area, now is the time to find out. Check the offer and seat availability, or write to contact@kolonell.com for a reply within 24 working hours.
